Acqua unveils the Dettifoss


MANILA, Philippines - Following the successful launch and brisk sales of its first two towers this year, Acqua Private Residences, the Philippines’ first residential Eden, has unveiled its third residential tower called Dettifoss.

Named after Northern Iceland’s most beautiful waterfall, Dettifoss is one of Europe’s most visually-arresting bodies of water and provides an essential part of Acqua’s six towers that are all named after the most prominent waterfalls in the world. The first two towers launched earlier this year were the Niagara and Sutherland.

At the Acqua Ice Party hosted by leading real estate firm Century Properties on October 21 at Prive, Fort Bonifacio, Acqua Project Head and company Managing Director Marco Antonio said: “The response we received from our clients about Acqua has been overwhelming. We are seeing a trend of younger homeowners who appreciate good location, an experience of both nature and urban conveniences, and the unique country club by the water amenities that Acqua offers.”

Acqua is a 2.4-hectare Vertical Village where greenery, open space and amenities will comprise two times the size of its total land area. A bold Century Properties development reconnects the city rat to nature-with its tropical rainforest and a promenade along the Pasig river

PROPERTY DEVELOPERS continue to raise the bar for lifestyle, with only imagination and the Filipino consumer's needs as the limits.

Now, Century Properties is developing a riverfront lifestyle, after its Azure with a beachfront in Metro South and its designer residence called Milano.

Acqua Private Residences, says Century Properties managing director and project head Marco Antonio, "is more than an oasis. We've combined the elements of a residential prestige address and a unique riverfront lifestyle never been seen in the Philippines."

Acqua is being built along the banks of the Pasig River, between Mandaluyong and Makati - readily accessible to the Makati and Ortigas Central Business districts.

The six-tower residential development will have a tropical rainforest, open spaces, a retail promenade along the river, and country club amenities and flexible payment terms.

Antonio says Century Properties distinguishes itself from other cookie-cutter projects. "There are many developments, but you simply have one tower with one project name, and it doesn't look so different," he says.

"Before we start, the first thing we ask is, what does the market want - For Acqua, first, the people said they wanted the convenience of living in a city, surrounded by retail. Second, they wanted to be enclosed by nature. As more high-rises come up, a lot of people need a connection to nature. We didn't want something artificial."

Antonio says that in the past two years, the family has been spending holidays in such landmarks as Victoria Falls in Zimbabwe and Iguaza Falls at the convergence of Brazil, Argentina and Paraguay.

"Nature's blueprint is the best design," he says. "It's so awe-inspiring, and such a symbol of strength, prestige and power."

The travels became an inspiration for the theme development. "Cities like Sao Paolo have 60,000 buildings, yet they bring nature through parks," Antonio says. "Within each building are vertical indoor gardens. Although Makati is overbuilt, we want to give people a taste of what can be done. We want to mimic a tropical landscape."

Designed by the Broadway Malyan firm, the triangular-shaped property has six residential towers that form a slope as a metaphor for the mountain range. These towers have been named after the world?s largest waterfalls.

The signature look is a pixilated waterfall on the building's façade, and lagoon falls that evoke water trickling from the mountain. The towers have rooftop tropical gardens, pocket gardens on every floor, midway sky gardens, and big terraces for private units.

The central amenity is the Pebble, dubbed the country club by the water, which contains a 25-meter glass lap pool - half the size of an Olympic pool. The four-level building offers state-of-the-art facilities for sports, fitness and wellness, and a lagoon.

From this amenity flows a triumvirate of waterfalls that can be enjoyed by the public.

"We combine the best of all worlds," Antonio says. "You can meditate by the stream or go to your favorite bar or restaurant in the city. We bring a lot of nature in city conveniences."

Market prices

"People buy club shares that cost hundreds of thousands to millions. What we offer is - aside from the four walls - a country club lifestyle," adds Antonio.

A one-bedroom, 30-sq m unit costs P2.5 million. Antonio adds that Century Properties introduced the concept of combining two units to form a two-bedroom unit. The pricier units, such as the three-bedroom duplex or penthouse, cost P20 million.

Buyers have been drawn to the payment terms.

There's no down payment. For a one-bedroom unit, you pay P18,000 a month throughout the construction of the tower. The first tower, the 42-story Niagara, will take four years or 48 months to construct. By that time (2015), the buyer would have paid 35-40 percent for the unit.

The balance can be paid in cash, or financed through 20- to 30-year bank loans or Pag-Ibig. "It's like paying for your rent while you're living in your unit," Antonio says.

Prices have been dictated by the market. "The market is declaring, this is all we can afford. What can you give me?" We want to give them a space that's enough for their needs," Antonio says.

Buyers have the option of pre-furnished units with interior design themes to choose from.

"We've actually created a furnishing plan tailor-fit to the condo size," Antonio says. "It's around 10 percent of the unit price or P8,000 per sq m for furnishing a 30-sq m unit. You spend P240,000, which includes furniture and appliances. We've been able to bring economies of big development down to consumer value. We don't make money out of this. It's a service to the consumer."

Environment-sensitive

On the environment issues, such as the smell from Pasig River, Antonio replies, "We are reeducating the market by bringing people there. The towers are at the end of the property, away from the river. The Pasig Rehabilitation Commission has mandated all lot owners by the river to allocate a 10-meter setback and not build on it. Its vision is to create a promenade. We were the first developer to improve on the concept. We wanted to give the al fresco dining experience and casual shopping."

Antonio lauds Gina Lopez's Pasig River program. "She has a bold eight-year plan. In the past two years, the estuaries have been cleaned."

On flooding concerns, Century Properties commissioned a flood mitigation analysis on this 2.4-hectare property. The findings showed the area is not prone to flooding. Nonetheless, measures have been taken to prevent the inundation of water in times of calamities. The site elevation has been raised to 1.5 meters (above the minimum requirement of 1.2 meters) from the high water mark in the river.

On top of that, the buildings will also be raised 1.5 meters. Antonio adds a water-detention tank will store rainwater during strong typhoons. Otherwise it catches rain water and recycles it for the landscape. The parking is aboveground, hence the residences start on the sixth floor, 60 feet from the ground level.

Antonio is confident about the market despite the influx of developments. "We don't build for its own sake. We make sure it is a need product as opposed to a want product. Do people need their first home? Do people need a place in the city? Do they need affordable stylish living?"

A proof of the project's success is that Century Properties employees have been already buying units. "It is attractive for the investor and the end user. Many people say, "I can finally own a centrally located, beautiful one-of-a-kind concept real estate in Makati for an affordable price."

Century Properties starts P13-Billion Plan


MANILA, Philippines - Century Properties unveiled Thursday a P13.5-billion six-tower riverside high-rise residential project in Mandaluyong City, which will offer affordable stylish condominium units accessible to major central business districts.

In a briefing, company managing director Marco Antonio said the new project, called "Acqua," would roll out 2,500 residential units in a tropical rainforest-inspired community. The new development - intended to be one of the highlights of its developer's 25th anniversary this year - will rise on a 2.4-hectare property in Makati where the old Noah's Ark sugar refinery used to be, which is right across Rockwell Center. It can be accessed from Rockwell via the newly constructed Estrella-Pantaleon bridge over Pasig River.

All of the buildings will be named after the great waterfalls of the world. The first to start pre-selling is The 42-storey Niagara Tower offering one-, two- and three-bedroom units. There will also be a private collection of special units for the discerning home buyers, Antonio said.

A 27-to 32-square meter one-bedroom unit is worth about P2.5 million while a two-bedroom unit of 42-50 square meters is worth around P4.5 million.

A household with a combined monthly income of P50,000 can afford to buy a unit in this project. Monthly amortization was estimated at about P17,000.

Century Properties requires a 35-percent equity payable over the 48-month construction timeline for each tower. The balance can be covered by bank financing.

The development is inspired by water, which is expressed in the building design and amenities. Antonio said the project was intended to be a self-contained development and a "residential eden."

Giving its vote of confidence in ongoing efforts to fully rehabilitate Pasig River, Antonio said Acqua would be the first to take advantage of the area as a premier waterfront address in the country.

The development will have as its central amenity "The Pebble"- a 3,000-sqm exclusive country club for residents by the water, which will offer a variety of wellness and recreational activities. It will also have a 300-meter boardwalk that will host an array of restaurants, boutiques and cafes.

Century Properties sees increase in reservation sales



Century Properties Group, the country’s biggest unlisted real estate developer, expects reservations sales to match last year’s 40-percent growth as it continues to launch new projects, a top official said.

In an interview with reporters on Thursday, Century co-chief operating officer Jose Marco Antonio said reservations could reach a record P14 billion this year, as buying demand remains robust given favorable economic conditions and continued remittance growth from overseas-based workers.

Century launched this week its newest project called Acqua Private Residences with an estimated sales value of P13.5 billion.

Situated in Mandaluyong City and across Rockwell Center in Makati, the six-tower residential project will offer a total of 2,500 units which the company plans to sell within the next two to three years, Antonio said. ?

The first tower will begin construction this year with turnover set by the second quarter of 2015.

“We expect 2011 to be positive, supported by continuing low-interest regime, growing remittances by overseas Filipino workers and expanding new homeowner market,” he said.

Acqua will be accessible via the Estrella-Pantaleon bridge that connects the cities of Makati and Mandaluyong, scheduled for inauguration today.

The company is marketing Acqua as the country’s first residential “Eden,” as  it will offer open spaces with lagoon pools as well as pocket and sky gardens within the buildings.

Units for the initial tower come in one-, two- and three-bedroom configurations with sizes ranging from 27 square meters (sqm) to 140 sqm and priced at P95,000 to P100,000 per sqm. The development will also offer “special” units such as Acqua Privé Townhouse, Sky Garden, Private Garden and penthouse units.

Century is eyeing aggressive expansion this year obtaining new investments of P2.25 billion from the?Netherlands-based pension fund asset management firm APG.

Century bullish on Mandaluyong Project


MANILA, Philippines –  Century Properties Inc. expects to sell out its P13.5-billion Acqua Private Residences in two or three years, capitalizing on the growing demand for residential projects from the bulging middle class.

In a briefing yesterday, Century Properties managing director Marco R. Antonio said Acqua Private Residences, which will rise on the 2.4 -hectare former site of Noah’s Ark sugar refinery in Mandaluyong City, is the first waterfront residential development in the country, incorporating the elements of a nature-infused and tropical rainforest environment.

Antonio said sales of the first of six towers of Acqua Private Residences, the second project under the group’s affordable yet high-value brand Century Limitless, have been quite brisk since the group started pre-selling latter part of the year. A total of 2,500 units will be offered for sale to the public at a price ranging from P95,000 to P100,000 per square meter. 

He said the company is hoping to sell the first three towers this year and the next three by 2014.

Antonio said the group is estimated to generate around P13.5 billion in sales from Acqua Private Residences, which is located across Rockwell Center and easily accessible via a new bridge that traverses the Pasig River connecting Mandaluyong and Makati.

The central amenity of the development is called The Pebble Country Club, a 3,000-square meter sports, health, wellness, and recreational facility. At the ground floor is the 300-meter Riverwalk Promenade, inspired by Singapore’s Clark Quay area, that will feature restaurants, bars, and cafes.

A first of its kind feature that will be provided to residents and guests is a water shuttle that will take residents to and from the Makati riverside.

Company officials explained that the project’s name is Acqua (Italian for water) because its inspiration is water as the giver of life. This inspiration is infused throughout the entire development - from the pixilated water stream design reflected in the building’s exterior skin, to the lagoon pool of The Pebble Country Club, to the 25-meter glass lap pool overlooking the Makati skyline, and culminating at the three iconic waterfalls at the Riverwalk Promenade.

Acqua will be managed by Century Properties Management Inc., the largest private property management firm in the country with a portfolio of 54 residential, office, and mixed-use buildings. It currently handled BPI Buendia Center, Asian Development Bank in Ortigas, Essensa East Forbes in Fort Bonifacio, and the Pacific Star Building in Makati.

Century Limitless has commissioned an extensive flood risk analysis for the site. Officials explained that the site’s location along the Pasig River’s channel makes it less vulnerable to flood since it has open access to the sea. But as an added precaution, CLC is undertaking several measures to mitigate severe typhoons and strong rains: i.e. the ground floor of all towers, amenity, and retail areas will be raised 1.5 meters; the development will have two drains leading to the river, both with one-way valves to prevent backflow into the project in case the river overflows.

Century Properties is behind many firsts in prime Philippine developments, including The Milano Residences (the first luxury residences in Asia interior designed by Versace Homes), the Gramercy Residences, and The Knightsbridge, and the Centuria Medical City all inside Century City in Makati.

According to Antonio, they will probably put up two to three more buildings inside Century City.
